Mozzo Apartments Open to First Residents and Visiting Artists

The first residents have begun to move into their new homes at the Mozzo Apartments at 531 Virginia Ave. in the Holy Rosary neighborhood in downtown Indianapolis.

The response has been overwhelming with 60 percent of the apartments already leased. “Residents value the work done by our team and neighborhood groups on the design of Mozzo,” said David Leazenby, Principal, Milhaus Development. “They are proud of how the building adds to its surroundings and creates opportunities for them to reach all of downtown within walking or biking distance.”

The Mozzo (meaning “hub” in Italian) was designed to complement the area’s mix of historic and modern architecture. Just a mile southeast of Monument Circle and poised on the Cultural Trail between Fletcher Place and trendy Fountain Square in the heart of Indianapolis’ Holy Rosary Italian neighborhood, Mozzo Apartments is the ideal location for anyone looking for all the amenities of urban living.

“The Mozzo project represents an example of Indianapolis developing a sense of urbanism and unique architectural design that is essential to our neighborhoods and making our city attractive as a place where populations choose to settle and make great things happen,” said Adam Thies, Director of Metropolitan Development, City of Indianapolis. “The building takes risks with color and materials – we must be a city that is visually interesting. The first residents are two visiting artists sponsored by Milhaus, Mozzo’s developer, and We Are City. For the next two months, the artists will create a multimedia view of Indianapolis using writing, photography, music and sculpture.

“We Are City is an effort to build consensus around a variety of topics, to form a shared narrative of our values and vision for Indianapolis,” said Michael Kaufmann, director of special projects and civic investment at Health and Hospital Corporation, one of the co-founders and organizers of We Are City. “The goal is to propel us forward through both an analysis of our past, an acknowledgment of our present, and a hope for our future.”

The We Are City project selected writer/photographer James A. Reeves and composer Oliver Blank. They will live and display their work at the Mozzo. The location in the emerging corridor between downtown and Fountain Square will provide an exciting canvas for their projects. More information on We Are City can be found at www.wearecity.us.

The Mozzo is a four-story mixed use building including 65 studios, one bedroom and two bedroom units. It also has 1,700 square feet of commercial space available that includes outdoor dining space on the Cultural Trail. One distinctive feature is first floor studios along the Cultural Trail designed to be flexible for residential or commercial uses. The apartments have open concept floor plans and are between 515 and 1,069 square feet with 9 to 11 foot ceilings, designer fixtures, granite countertops and hard-surface flooring. The $6 million project was built on the site of a former Bureau of Motor Vehicles office. The construction is being completed by Milhaus Construction, LLC and the property will be managed by the Gene B. Glick Company.

This is the fourth Milhaus Development project to begin in less than three years. Residents are also moving into the Solana Apartments at the Crossing near Keystone at the Crossing. Most recently, the company announced Artistry, a mixed use, multi-phase development covering six acres of prime land in Indianapolis’ core.
