Milhaus Development has received design approval and site rezoning from the Indianapolis Historic Preservation Commission to redevelop the former Mitchel & Scott Machine Company site in the Chatham-Arch historic district.

The $26 million development south of Massachusetts Avenue on College will include 236 studio, one-, two- and three-bedroom apartments in five buildings including a historic structure already on the site. The other four buildings will be new and between four and five stories tall. Some of the first-floor units, approximately 7,000 square feet in all, could be developed as either residential or commercial space.

“This new project reflects our company mission to rebuild neighborhoods and is an important link between Lockerbie and Chatham-Arch. It will bolster the local economy with additional shoppers, diners and ticket buyers,” said David Leazenby, Principal, Milhaus Development. “This project, like every one we design, incorporates local tastes and interests. Each neighborhood has its own character and the Chatham-Arch and Mass Ave areas are no exception.”

The project includes a full renovation of the historic two-story former office building of Mitchel & Scott Machine Company. The building will include the leasing office and apartments with rooftop patios. Like other Milhaus developments, this property will include an abundance of community space, including an outdoor entertainment deck, plaza, pool and an indoor bar, art gallery and lounge. The apartments will include one parking space per unit and will rent between $900 and $2,000 per month.

Construction will begin this summer and the first apartments will be available in the spring of 2014. The project’s design was the result of a collaboration by Milhaus, Blackline Studio for Architecture, Anderson + Bohlander Landscape Architecture and CEC Engineering. Construction will be managed by Milhaus Construction, LLC and leasing will be handled by The Gene B. Glick Company.

This will be the fifth Milhaus Development project to begin in less than three years. Residents are moving into the Mozzo apartments in downtown Indianapolis and the Solana Apartments at the Crossing near Keystone at the Crossing. Most recently, the company announced Artistry, a mixed use, multi-phase development covering six acres of prime land in Indianapolis’ core. Leasing also continues at the Penn Circle Apartments in Carmel.
