Milhaus Breaks Ground on Apartment Community in Freight House District

Milhaus announces its newest $52 million, 193-unit community in Downtown Kansas City.

INDIANAPOLIS (Dec. 1, 2021) — Milhaus, a national award-winning developer, owner and operator of Class-A multifamily properties, today breaks ground on its latest Kansas City project. The $52 million apartment community will be located in the heart of the Freight House District with easy access to popular retail, restaurant and business hubs downtown. It will be located at 311 W. 22nd Street, Kansas City, MO, 64108.

The community will house 193 apartments, including studio, one-, two- and three-bedroom units, and 260 onsite parking spaces. The historic yet modern community will have high-quality amenities such as pet-friendly facilities, a resident lounge equipped with a coffee + tea bar and resident kitchen, conference rooms and coworking spaces, and outdoor amenities including an outdoor courtyard, aqua lounge and sun entertainment deck. For fitness-enthused residents, the site will have a high-end fitness facility with exterior bike parking and a great deal of walkability throughout the neighborhood.

This new project is immersed in history at the heart of the Crossroads Arts and Freight House Districts. Surrounded by industrial red brick buildings, warehouses, and sidewalks, Milhaus looks to pay homage to the traditional architecture by tying in the area’s history through its interior and exterior designs and strategic art and graphics with a modern twist. The apartment community will fill the gap in one of Kansas City’s famous skyline views overlooking the Crossroads District and Downtown near Liberty Memorial.

Residents of the new community will be living just south of the Central Business District in the center of the Crossroads Arts District, a young, vibrant neighborhood with outstanding food, drink and event options. There are more than enough retail and entertainment options within convenient walking distance, but the project is also just steps away from Kansas City’s rail car with access to Downtown, River Market, and the Union Hill and Crown Center neighborhoods. 

Milhaus is capitalizing the project with equity partner Humphreys Capital. Milhaus has also partnered with architect and interior design firm Helix, civil engineer Taliaferro & Browne Inc., MEP engineer Lankford Fendler & Associates, and structural engineer firm Leigh & O’Kane to bring the new KC apartment community to life. The apartment community in the Freight House District will be Milhaus’ fifth downtown Kansas City development.
