TAMPA, FLA. (February 5, 2018) – Milhaus, an award-winning developer that specializes in Class A urban infill, mixed-use and multifamily residential buildings, announces HITE, an 81-unit apartment community in Seminole Heights. The apartments, which are projected to open late 2018, will include 6,939 square feet of ground-floor retail space at the corner of Florida and Idlewild Avenue.

Sharing the same pronunciation as “height,” HITE’s bold iteration draws from ‘bite or smite,’ the area folklore of the two-headed alligator that adorns the district’s logo. The name connects the property with other institutions celebrating the iconic creature in the surrounding neighborhood and elicits a lasting sense of pride in the up-and-coming attitude in the overall Seminole Heights community. More explicitly, the name also derives from the community’s location in Tampa’s Seminole Heights neighborhood.

The apartment community, which is the first Milhaus development in Florida, will include four stories of residential units above the ground-floor retail space and structured parking. With 81-units, 25 percent will consist of studios, 47 percent of one bedrooms and 28 percent of two bedrooms. This boutique project, unique to Seminole Heights, will also include a centrally-located setting, covered structure parking and an outdoor courtyard for residents.

“HITE is a unique project that fits within the character of the eclectic, diverse neighborhood of Seminole Heights, as no other similar project currently exists within this district,” said Michael Mincberg, vice president of development at Milhaus. “With the creation of HITE, Milhaus will bring an unmatched energy to this already growing neighborhood and provide an additional housing option for residents. With this project, Milhaus proves yet again their status as leading pioneer and trendsetter in their industry.”

Additionally, joining HITE upon opening is TRIBECA COLORSALON. Founded in 1999, the salon currently operates in two other Tampa locations, including Ybor City and south Tampa. TRIBECA COLORSALON, which focuses primarily on hair, was founded on the premise that their salons will provide an exceptional experience in a fashionable yet friendly environment. All stylists participate in an extensive and exclusive yearlong residency training program, and are kept up-to-date in the latest styles, cuts, colors and more.

“We believe TRIBECA COLORSALON is a great match for Seminole Heights, as it adds to the exciting development of the neighborhood. Furthermore, our salon is a fit because we can service anyone who walks through our doors, regardless of price point,” said Brandon Wagner, owner and creative director at TRIBECA COLORSALON. “We’re dedicated to the art and science of hair, and are very proud of who we are as a salon. We’re thrilled to be joining HITE.”

The HITE news closely follows a recent $245 million capital investment announcement from Milhaus, which will fuel development growth across the U.S. as the company continues to build exclusively Class-A, market rate product in the best submarkets of select secondary cities.

Continuing to expand its footprint beyond Indianapolis, Milhaus is pursuing strategic growth opportunities in new and existing markets across the U.S. to reach its goal of having 20,000 units in 10 markets by 2020. Milhaus currently has projects under development in Cincinnati, Ohio; Indianapolis, Indiana; Kansas City, Missouri; Louisville, Kentucky; Memphis, Tennessee; Milwaukee, Wisconsin; Oklahoma City, Oklahoma; Pittsburgh, Pennsylvania and southwest Florida.
