EastTenth prepares for it's rebirth (Super Bowl Legacy - Part 1)

Rain garden light east 10th milhausThis weekend marks one year away from Indianapolis hosting the Super Bowl in 2012. This event brings an enormous amount of attention on one corner of the world for two weeks in the middle of winter every year. Next year Indianapolis and a little known neighborhood of East 10th Street will have a spotlight on it as a model of urban investment and redevelopment. Our consulting group has been working with several Indianapolis CDC’s over the last few months on some redevelopment projects. Our work has varied from strategizing on vacant retail buildings to development consulting on a 49,000sf mixed-use building. We’ve seen some blocks of the city that have undergone substantial change in the last few years. However, no part of Indianapolis has seen the physical change of a streetscape like the transformation of East 10th Street. If you get a chance to visit, take a walk between the Monon Trail on 10th heading east past Woodruff Place over to Keystone Avenue. Check out the rain gardens next to the curbs and the new street lights. Within a few blocks there has been a $23.8M in new investment including the St. Clair Apartments and Clifford Corners, together bringing 16,000sf of retail space in new mixed-use buildings with residential units for rent and for sale. There is more work to be done over the next 12 months, but already it is clear that EastTenth is not so out of the way anymore. We'll highlight a couple other initiatives and the key players over the next few days during the Super Bowl weekend.
