Downtown Louisville is a Sure Bet for Milhaus’ New Development

The race for the Triple Crown may have ended after the Kentucky Derby, but the race for upscale urban housing has just begun and Milhaus is primed for a trifecta of projects all beginning this summer - none of them on home turf. As Milhaus grows in scope and scale, it seems only natural to take their housing product to other like-minded cities. Here in the Midwest, we're talking about Cincinnati, Oklahoma City and Louisville.

Just across the Ohio River, Lousiville offers plenty of opportunity for Milhaus as the Derby City gains traction in terms of development. Louisville is a fresh market for urban housing. The demand is still much greater than the number of units that now exist. Groundbreaking for Milhaus' apartment project at 2030 Frankfort Street is slated for this August. It will feature 93 studio, one- and two-bedroom apartments. Located, about a mile and a half out of downtown in the Clifton Historical Neighborhood, the apartments will benefit from the well-established neighborhood with ample street shopping and restaurants nearby. “The area is already resident friendly,” says Greg Martin, VP of Development for Milhaus. “We were lucky to get this exclusive opportunity, because there is very little room left for development in that neighborhood.”

When you've got a good thing, it gets even better when you share. “We are actively looking in Louisville for other sites that make sense for our product,” says Martin. “We, of course, are especially attracted to the urban core.” Although downtown living is a newer concept for Louisville residents, the trend is catching on just like it did in Indianapolis. Martin explains, “Today’s young professionals are very interested in being a part of a vibrant urban environment and living in an area where they can bike and walk. We see a lot of opportunity in Louisville for our product. What we have built in Indianapolis has been well-received. We are very thoughtful about our product, so we think our presence on Louisville will be no different.” Re-development is still pretty new in Louisville, so residents don’t have as many options for downtown living. For that reason, Milhaus’ new apartments should be very successful.
