Revised: Best time for public financing help… and entitlements?

A couple of weeks ago, I observed how creative developers need to be these days. Today we are also seeing many communities being driven to seek new ways of doing things. In particular, budget shortfalls in municipalities are making it easier to get projects approved. From big deal pursuits on Long Island to smaller corporate expansions in Forsyth County, Georgia; governments are doing everything they can to encourage job growth and economic stability. In Indianapolis, Clarian Hospital is adding over 1,000 jobs do its downtown operations for a neuroscience center, but not without first getting TIF dollars for the project. I can't imagine that is going to be a difficult discussion. Of course, on the surface, each of these submarkets are vastly different from one another. However, we see each of these markets growing and producing demand for housing. Communities that are willing to risk politics and invest public dollars for economic benefit will be the winners in the next economy.
